Should you arrive after 9:00 pm, please let us know so we may make arrangements with you as to where to get your room keys.

Please keep in mind that we are a three story building without any elevators. Should you have trouble using stairs, please let us know and it will be our pleasure to assign a ground floor room to you should one be available.

Parking
Free parking is available on site. One parking spot is assigned per room. Should you arrive with multiple cars, only one car per room may be parked on the Obertal Inn lot, unless an exception is made by the Front Desk Agent.

Please be advised that over-night street parking is possible from April through October. Winter parking restrictions are strictly enforced during the winter months due to the need for regular snow removal activities.

POLICIES

CANCELLATION POLICY

IMPORTANT NOTICE: Our cancellation policies vary based on accommodation type and reservation dates. To secure your booking, a deposit (equal to the first night’s rate + tax) is required, and the reservation address must match your credit card’s billing address. Please carefully review the applicable cancellation policy and consider Travel Insurance to protect your stay, as Obertal Inn & Leavenworth Vacation Homes cannot be held financially responsible for cancellations within policy terms.

CANCELLATION POLICIES FOR RESERVATIONS MADE VIA OBERTAL.COM OR PHONE ONLY:

72-Hour Grace Period:
For reservations made more than 72 hours before check-in, cancellations within 72 hours of booking incur no penalty. After this grace period, standard cancellation policies apply.

Cancellation Policies by Property Type:

Townhouses, Garden Haus, Wunderbar Condos
– 30+ Days Before Arrival: Full refund.
– 15–30 Days Before Arrival: Deposit forfeited.
– 14 Days or Less Before Arrival: Full stay charged, but:
– If rebooked, any resold nights are refunded.
– Unresold nights become a credit for a future stay (within the year, excluding High-Demand Dates).

Inn Rooms, Dream House Suites, All Seasons River Inn Suites
– 72+ Hours Before Arrival: Full refund.
– Less Than 72 Hours Before Arrival: Full stay charged. Similar refund and credit options as above apply if rebooked.

POLICIES CONTINUED

High-Demand Dates (Non-refundable $200 fee applies to all cancellations):
– Winter Karneval (MLK Jr. weekend including Sunday)
– Oktoberfest (first three October weekends)
– Thanksgiving (Thursday–Saturday)
– All of December through New Year’s Day

During High-Demand Dates, a 14-day cancellation policy replaces the 72-hour policy.

Important Travel Note:
Due to potential winter pass closures, cancellation penalties are waived if all three key passes (Stevens, Snoqualmie, Blewett) are closed indefinitely or are scheduled to reopen past 4:00 pm. This waiver applies daily, based on WSDOT reports.

Things to Consider:
Leavenworth is a picturesque mountain town, but travelling to us can occasionally be challenging due to pass closures, primarily caused by winter weather. For your safety and convenience, we waive cancellation penalties only if all 3 key passes-Stevens Pass, Snoqualime Pass, and Blewett Pass-are closed. Passes must show closed by WSDOT for an undetermined amount of time or have a stated reopening time after 4:00 pm.

These waivers apply on a day-by-day basis for the duration of your stay.

At Obertal Inn, we understand the importance of protecting the privacy of personally identifiable information collected about guests, callers to our reservation line, and visitors to our website.

We collect information only in a manner deemed reasonably necessary to serve our business purposes and comply with our legal obligations. On our Website we do not collect personally identifiable information from Customers unless they provide it to us voluntarily and knowingly. When you reserve a room with us we will capture information such as name, address, telephone number, e-mail address, and credit card number to process your reservation. The primary purpose of capturing your e-mail address when you make a reservation with us is to send you a reservation confirmation. We safeguard our Customers’ personally identifiable information by using industry standard practices.
